🔥 HEATING
Heating is charged at €30 per person per month, from mid-October to mid-April.

⚡ ELECTRICITY
The electricity cost is included up to €90 per month for the entire apartment.

Any amount exceeding the contractual limits for ELECTRICITY and HEATING will be shared equally among all tenants, regardless of individual consumption, and will be payable with the following month's rent.

At check-out, a €150 per person retention will be applied to cover final electricity and heating bills (usually received within 60–90 days).
Full documentation of bills will always be provided.

💳 DEPOSIT: €700 per person (paid after Booking via HousingAnywhere)
Refunded after check-out, once the room and shared areas are inspected and no damage is found.

Location
The apartment is located in Via Cottolengo 6, in the heart of Porta Palazzo, one of Turin's most vibrant and authentic neighbourhoods.
This is a truly multicultural area, full of life, colours and different cultures. If diversity isn't your thing, this may not be the right neighbourhood for you. 😊

Porta Palazzo is home to Europe's largest open-air market, where local farmers and producers sell fresh seasonal products every day.

Every Saturday the famous Balon antique and vintage market takes place here, while the Gran Balon, held once a month, attracts visitors from all over the city.

The neighbourhood has a strong identity and may surprise those who are not familiar with such cultural diversity. However, it is not a dangerous area. If it were, so many university students—especially young women—would not choose to live here year after year.

The lively Quadrilatero Romano district is only 10 minutes on foot, and Piazza Castello, the historic city centre, is just another 5 minutes away.

The Tenant acknowledges and expressly accepts that, upon confirmation of the booking, the Landlord is required to pay to HousingAnywhere a platform fee calculated on the entire booking period (in days). In the event of early termination of the lease agreement by the Tenant, a penalty shall apply, corresponding to the portion of said commission already paid by the Landlord to HousingAnywhere. The Landlord shall provide the Tenant with a copy of the relevant HousingAnywhere invoice, and the penalty shall be charged in accordance with the agreed booking period.
The Tenant further acknowledges and accepts that such amount shall be deducted from the security deposit prior to any refund thereof, and expressly waives any right to contest, oppose, or claim reimbursement in relation to said deduction
This deduction is expressly agreed as separate and without prejudice to any other amounts that may be withheld from the security deposit, or otherwise claimed by the Landlord, including but not limited to damages to the premises, unpaid rent, utilities, administrative costs, or any other contractual obligations of the Tenant.

Exception:
No penalty shall apply if the Tenant requests early termination due to serious health reasons, duly documented and certified by appropriate medical documentation issued by public health institutions or legally authorized medical professionals.

Commissione della Piattaforma e Risoluzione Anticipata
Il Conduttore riconosce ed accetta espressamente che, al momento della conferma della prenotazione, il Locatore è tenuto a corrispondere a HousingAnywhere una commissione calcolata sull’intero periodo di prenotazione (in giorni). In caso di risoluzione anticipata del contratto di locazione da parte del Conduttore, sarà applicata una penale corrispondente alla quota di detta commissione già versata dal Locatore a HousingAnywhere. Il Locatore fornirà al Conduttore copia della relativa fattura emessa da HousingAnywhere, e la penale sarà calcolata in conformità al periodo di prenotazione pattuito.

Il Conduttore riconosce ed accetta altresì che tale importo sarà detratto dal deposito cauzionale prima di qualsiasi restituzione dello stesso, e rinuncia espressamente a qualunque diritto di contestazione, opposizione o richiesta di rimborso in relazione a tale detrazione.

Tale detrazione è espressamente convenuta come separata e senza pregiudizio rispetto ad ogni altra somma che potrà essere trattenuta dal deposito cauzionale, o comunque richiesta dal Locatore, ivi incluse, a titolo esemplificativo e non esaustivo, le somme dovute per danni all’immobile, canoni non corrisposti, utenze, spese amministrative o qualsiasi altro obbligo contrattuale del Conduttore.
Eccezione:
Nessuna penale sarà applicata nel caso in cui il Conduttore richieda la risoluzione anticipata per gravi motivi di salute, debitamente documentati e comprovati da idonea certificazione medica rilasciata da strutture sanitarie pubbliche o da medici legalmente abilitati.
