Bright, newly renovated exterior apartment for rent, located in the quiet and well-connected Fuente del Berro neighborhood, in the heart of the Salamanca neighborhood. The apartment has a cozy living room that gives access to a furnished terrace, perfect for enjoying the outdoors, with views of Ruiz Perelló street. The living room is equipped with air conditioning, a large sofa and a SMART TV.
It has two double bedrooms: the first is exterior, with a double bed and a spacious built-in wardrobe; the second, quieter and interior, also has a double bed, desk and a large wardrobe, ideal for working or studying from home.
The kitchen is fully furnished and equipped with everything you need, including a ceramic hob, oven, microwave, coffee maker, washing machine and kitchen utensils. The adjoining dining area has an elegant glass table and six chairs, perfect for dinners with company.
The house has two bathrooms, one complete with a shower; both modernized and designed with high quality materials.

ADMINISTRATION FEE (mandatory and not refundable)
The administration fee depends on the duration of the contract:
- From 6 to 11 months: 1 month’s rent +VAT [21% in Spain]
- From 3 to 6 months: 80% of 1 month’s rent +VAT [21% in Spain].
- From 1 to 3 months: 70% of 1 month’s rent +VAT [21% in Spain].

LOCAL TAXES (I.T.P.): 0.5% of the total reservation
(Monthly cost calculated as "other" in the Rent summary. The total amount will be collected before the check-in)

BOOKING PROCESS: After the reservation is confirmed, you will be required to pay the remaining payments before the handover of the keys.

EARLY-BOOKING POLICY (requests 2 months in advance)
If you are planning to book an occupied apartment more than 2 months in advance, we cannot confirm the availability yet (The current tenants have the right to extend their stay). Please, get in contact with us 2 months before your move-in date.
