Monatliche Miete: 1150 € + 300 € = 1450 €
Die oben genannte Miete ist eine Kaltmiete. Hinzu kommen 300 € Nebenkosten gemäß Paragraphen 1 und 2 Betriebskostenverordnung, die als Pauschale erhoben werden. Die Bruttomiete beläuft sich demnach auf 1450 €. Die einzelnen Nebenkosten entnehmen Sie der unten stehenden Tabelle.

Die Nebenkostenpauschale ist für eine Nutzung eines Einpersonen-Haushalts kalkuliert. Liegt der durchschnittliche Verbrauch der Nebenkosten jedoch 30% über dem üblichen Jahresdurchschnittsverbrauch eines Einpersonenhaushaltes, so behält sich der Vermieter das Recht vor, den Mieter nachträglich mit den Kosten, die sich aus dieser Differenz ergeben, zu belasten. Bei einer Vermietung für eine Dauer von bis zu 6 Monaten, fällt zusätzlich eine Mehrwertsteuer von 7% an.

The flat is located in a beautiful old building from the Wilhelminian period and will be renovated or rather maintained after a top renovation. It is situated in a garden house behind the main house, which is particularly quiet because of its location. There is another garden adjacent to it, in which the terrace belonging to the flat is located. The garden does not belong to the flat, but is not used by anyone else.

The old building flat with its high ceilings - consisting of one and a half rooms, corridor, bathroom, terrace - is about 42 m2 in size. This is followed by the sought-after Schöneberg neighbourhood on Akazienstraße with many nice cafés and restaurants where you can get something to eat until midnight. The well-stocked Rewe market on Hauptstraße is also open from 7:00 a.m. to midnight.
